Playa Vista Neighborhood Guide

New master-planned community in the heart of Silicon Beach

Playa Vista is a rapidly growing master-planned community located between Marina del Rey and Culver City on the Westside of Los Angeles. For decades Playa Vista was best known as the centerpiece of Howard Hughes’ aviation empire. Playa Vista’s contemporary development began in 2002 when Brookfield Residential spent $265 million on acquiring its masterplan. Brookfield predicted that Playa Vista was primed for explosive growth with Silicon Valley tech firms seeking new areas for expansion in L.A.’s Silicon Beach. Their prediction proved to be correct and Google was soon building offices in the airplane hangar that once housed Hughes’ Spruce Goose wooden aircraft. Other major firms in the neighborhood include Electronic Arts, Belkin, and tech-focused subsidiaries of market-leading advertising firms Saatchi & Saatchi and Ogilvy & Mather. The tech emphasis extends to the design of Playa Vista’s homes, with Apple HomeKit allowing locks and lighting in many to be controlled via iPhone. Playa Vista’s housing options include stylish condominiums and single-family homes of up to 4,500 square feet in size.

Runway Playa Vista is this new neighborhood’s central shopping, dining, and entertainment hub. Runway is home to 11 restaurants, with dining choices including Hawaiian poke bowls and shaved ice at Da Kikokiko, handcrafted Texan burgers at Hopdoddy, flavorful Mediterranean cooking at Panini Kabob Grill, Taiwanese eats at ROC, Baja Californian and Mexican fusion cuisine at SOL Cocina, and health-conscious meals at Urban Plates. Retailers include fashion boutiques such as Lole Apparel and Mellore, specialty stores such as Bike Attack, a CVS Pharmacy, and a Whole Foods Market. Runway’s state-of-the-art Cinemark movie theater plays all of the latest releases in plush surroundings. Art exhibitions and other special events add to Runway’s entertainment options. There are also fitness and wellness venues, including Beauty Beach Lounge, Orangetheory Fitness, Refine Men’s Salon, SFK Dance Academy, and YogaWorks.

Playa Vista is less than 1.5 miles from the Pacific Ocean and within easy reach of Playa del Rey Beach and Venice Beach. Playa Vista is separated from Playa del Rey by the 600-acre Ballona Wetlands Ecological Reserve, which attracts hundreds of bird species with its diverse habitat areas.

  • Playa Vista is zoned to the Los Angeles Unified School District.
